Arzaq land development project aims at developing best use for a large parcel of land (231,803 sqm) in Al Fahaheel District. The plot is located to the south of Al Dabbous Street and to the West of the new Al Kout Mall.
Due to its proximity to the Shuaiba Oil Refinery, best use analysis stipulated the change of of land use from housing to light industry zone; thus creating a barrier between the refinery and the residential plots to the north of the site. The change in land use rendered the newly master planned plot a natural extension to the industrial zone situated to the West of it.
The masterplan re-organized the plot into 190 smaller plots with areas ranging from 250 sqm to 500 sqm, with a few plots having larger area. AlMutawir managed the development of the process starting from land use change moving intomasterplanning including plot allocation and road design in collaboration with Kuwait Municipality.
