Irfan master plan comprises a large-scale master development in Muscat, Oman. The central components of the development, a mall and convention centre, were set by the Ministry of Tourism (public custodian of the project). It was left up to the contending development consortia to formulate the rest of the program as befits their proposition.
AlMutawir entered a consortium with an Omani investment company and a regional retail company and acted as the lead developer for this consortium.
Given the size of the site, an area of 1,700,000 sqm, the central thesis focused on understanding the characteristics of the site’s ecology, topography, and urban significance, and building on that. Thisresulted in a master plan proposal that organized the site into three quasi-autonomous zones: Downtown Irfan with an area of 500,000sqm, Irfan Heights with an area of 850,000 sqm, and Wadi Irfan with an area of 350,000 sqm.
Downtown Irfan compriseda mall with a net leasable area of 125,000sqm, large box retail, outdoor F&B strip, office park, convention center, exhibition center, as well as two hotels.
Irfan Heights comprised a long stay facility, 4star hotel, and three residential communities. The first contains 250 plots, the second 350 plots, and the third 300 plots all served by a centrally located Residential Community Club and complemented with a long stay facility and a four-star hotel.
Finally, Wadi Irfan included the ecologically challenging zones of the site, featuring run-off rainwater wadi which is capitalised upon as the main feature of the eco-wadi. It is facilitated by wooden boardwalks, natural ecology gardens, and an environmental edutainment centre.
