Suhar is a coastal city 375 KMs North of Muscat, experiencing dynamic growth powered by the building of a new airport, and the major expansion of its port.
The project is mainly a land development undertakingof a farmland with a gross area of 29,000 sqmwhich entailed the following tasks: (a) change of land use from farm to commercial (this being the first plot at the time to be rezoned as fully commercial); (b) adjusting building regulations in relation to the new land use to an FAR of 60% and building height to G+5 typical floors.
The land was master planned and sub-divided into 5 independent plots serviced by a central public plot (eminent domain) which forms a central plaza on the ground floor and houses a common parking basement. The planning of the central plaza provided street frontage to the plots in the back thus raising their commercial exposure and value.
