Al Hamad Commercial Center is located in the heart of Kuwait City next to Al-Awqaf Building. The center is envisioned as a mixed-use development intended to offer a comprehensive retail experience and modern office spaces within the commercial/industrial urban neighborhood.
AlMutawir is assigned for the full development management scope for the project, which extends from the formulation of the development brief and associated feasibility studies, full A&E design, permitting and award to contractor, all through the actual construction – expected to commence in 2022 – to commissioning of the project and asset management.
Market research as well as feasibility studies clearly favoured a phased development of the project, calibrating CAPEX while maximizing occupancy. Hence, the project is conceived in two phases. The first of which consists of an 8- story office block sitting on a three-level retail base and two basement floors dedicated for parking. The ground floor and first mezzanine levels house F&B and commercial retail designed with multiple modular systems to allow for flexibility and spatial expansion. The second mezzanine level is dedicated to start-up furnished offices for SMEs, in addition to an out-door landscaped event venue. The total BUA of phase one is 9,596 SQM. Provision is made for a second phase consisting of a 32-story office tower with a BUA of 15,355 SQM, thus bringing the total BUA of the project to 26,454 SQM. In addition, the project features 6,280 SQM of landscaped area.
