Al Athbi is a sequel master development to Al Mayssamwhich is directly adjacent to it.The success of Al Mayssam development encouraged the owners of this new set of plots to approach AlMutawir for the task of master developing their lands.
The same approach was adopted in studying and planning this project, learning from and encouraging synergy, when possible, with the development activities in the immediate proximity.
The Project has a Gross Area of 130,523.00 sqm out of which 55,413.80 sqm is Public Domain dedicated to public services and amenities. The remainder is the net developable area of 75,109.20 sqm consisting of 75% residential, around 19% Commercial activities including clinics, labs, offices, and restaurants. The remaining 6% is dedicated to the retail spine in the heart of the project.
The project has a total built-up area of 247,859.82sqm. The majority of the built-up area is dedicated to residential land use distributed on 34 plots, ranging from buildings with FAR of 330% up to towers with FAR of 510% overlooking the Gulf waterfront. The reminder of the BUA is distributed between commercial towers, F&B, and retail shops, distributed over 15 plots, with FAR ranging from 75% up to 250%.
